TRUST DEED INVESTING OVERVIEW

Union Home Loan provides trust deed investments for California real estate that is not owner-occupied. Our team of qualified investment specialists review each trust deed investment opportunity for all of the following criteria: personal property inspection, recent property appraisals, borrower credit worthiness, loan to value (LTV) on investment collateral, first or second trust deed, comparable transactions in the area, investment time frame, and intended use of funds. From there, Union Home Loan packages the deal and sets the annual yield (typically 9% – 13%) to provide for investor review and funding!

THE PROCESS

Union Home Loan reviews all trust deed investment opportunities in-house and only provides the best opportunities to our investors. Typically, Union Home Loan approves only one out of 20 loan applications and is able to provide each of its investors opportunities that best meet their risk appetite and yield requirements. As a rule of thumb, Union Home Loan’s investments do not exceed 65% Loan-To-Value (LTV) for any of our California trust deed investments and have a 1-3 year term. We also try to provide investors with a other perks such as a few months of pre-paid interest when loans are funded.

Investment Features

1st & 2nd California Trust Deeds Investments

Union Home Loan makes 1st or 2nd trust deed investments on California properties.  Only investment properties (non owner occupied) properties are considered.

6 to 36 Month Terms

All loans have a 6 month minimum term but many loans are offered funded with longer terms, such as 2 to 3 years.

9% to 12% Annual Percentage Rate (APR)

Union Home Loan offers investor returns varying from 9% to 12%, depending on the loan details and borrower file.

Guaranteed / Prepaid Interest Available

Some investment opportunities include an extra incentive of prepaid interest, up-front, when then loan closes.  This allows investors to reinvest interest payments without having to wait.

$50K to $3M Loan Principal

Union Home Loan can offer loans as low as $50,000 and up to $3,000,000.  Investors are able to pick and choose the loans they want to be a part of as well as the amount they wish to contribute.

Up to 65% Loan-To-Value (LTV)

Most trust deed investment opportunities will include a LTV of 65% but Union Home Loan may offer some exceptions to that rule.
