Our team of qualified investment specialists review each trust deed investment opportunity for all of the following criteria: personal property inspection, recent property appraisals, borrower credit worthiness, loan to value (LTV) on investment collateral, first or second trust deed, comparable transactions in the area, investment time frame, and intended use of funds. From there, Union Home Loan packages the deal and sets the annual yield (typically 9% – 12%) to provide for investor review and funding!

Typically, Union Home Loan approves only one out of 20 loan applications and is able to provide each of its investors opportunities that best meet their risk appetite and yield requirements. As a rule of thumb, Union Home Loan’s investments do not exceed 65% Loan-To-Value (LTV) for any of our California residential or commercial loans and have a 1-3 year term. We also try to provide investors with a other perks such as a few months of pre-paid interest when loans are funded.

Additionally, all of Union Home Loan’s trust deed loans are approved investments for IRAs. We do all the paperwork!
