Union Home Loan specializes in private money lending (hard money loans) based on equity that the borrower has in their property.  We are able to loan on all property types, including:  residential, mixed use, multifamily, commercial, and land in California. Our only private lending criteria is that the any loans must be made for California property that is not owner occupied (where the owner does not live in the property).  That means that BAD CREDIT CAN QUALIFY!  If you meet those criteria, then whether you are a new buyer, or an experienced property owner, our direct lending process can make a hard money loan in 10 days or less!

Bad Credit is OK!

BAD CREDIT CAN QUALIFY!  Yes, we provide home equity loans for borrowers with bad credit or commercial loans for borrowers with bad credit.  Our loans are based on the amount of equity held in the property.

$50K to $3M Loan Principal

Union Home Loan can offer loans as low as $50,000 and up to $3,000,000.  Borrowers are able to pick and choose the terms that best suit their needs.

All Property Types Welcome

Union Home Loan can process hard money loans for all different types of real estate, including: residential, multifamily, mixed use, commercial, apartment, industrial, casino, hotel, and vacant land properties.

No Income or Tax Documentation

Union Home Loan does not require formal income or tax documentation!  Our loans are primarily based on the amount of equity that the borrower has in their property (not their income).

6 to 36 Month Terms

All loans have a 6 month minimum term but many loans are offered funded with longer terms, such as 2 to 3 years.

1st & 2nd Trust Deed Positions

Union Home Loan can process hard money loans for 1st or 2nd trust deeds.  Typically, a Union Home Loan 2nd trust deed must be behind a conventional 1st trust deed or a Union Home Loan 1st trust deed. 

Funding Within 10 Days

Union Home Loan is a direct lender that makes all funding decisions in-house. That means that our hard money loans can be funded in 10 days or less!

Up to 65% Loan-To-Value (LTV)

Most trust deed investment opportunities will include a maximum LTV of 65% but Union Home Loan may offer some exceptions to that rule.

    Our team of qualified investment specialists review each trust deed investment opportunity for all of the following criteria: personal property inspection, recent property appraisals, preliminary title reports, borrower credit worthiness, loan to value (LTV) on investment collateral, first or second trust deed, comparable transactions in the area, investment time frame, and intended use of funds. From there, Union Home Loan packages the deal and sets the loan terms accordingly.

    The trust deed investor is able to analyze each specific investment opportunity in regard to its real estate collateral, yield, and other terms. While Union Home Loan will always be available to provide the investor with guidance and counseling on the trust deed investments, the ultimate decision is in the hands of the trust deed investor rather than with Union Home Loan or a fund manager.
