  • What is a Hard Money Lender?
A hard money lender (private money lender) is a mortgage broker who acts as the intermediary between the borrower and the investor. The hard money lender is responsible for bringing the parties together to agree on terms, completing the loan documentation and servicing the loan.
  • What is a California Trust Deed Investment Opportunity?
A trust deed is a type of agreement securing a real estate loan that’s made between a lender and borrower to have the main property held in a trust by an independent and neutral third party until the loan is paid off. The third party, know as the trustee, that the property may be transferred to is typically an escrow company, title company, hard money lender, bank or loan servicer. Union Home Loan provides these investment opportunities for California based real-estate only.
  • What Areas Does Union Home Loan Invest In?
Union Home Loan operates as a hard money lender solely for California real estate. Our portfolio includes trust deed investments in almost every county or city in California, including: Agoura Hills, Calabasas, Corona, Encino, Fresno, Irvine, Lancaster, Los Angeles, Malibu, Newport Beach, Oakland, Orange County, Paso Robles, Riverside, Sacramento, San Bernardino, San Diego, San Francisco Bay Area, Santa Barbara, Simi Valley, Stockton, Thousand Oaks, Ventura, & Westlake Village!
  • What Types of Real Estate Does Union Home Loan Provide Trust Deed Investments For?
Union Home Loan acts as a hard money lender on almost every property type from: commercial, land, mixed use, residential, apartment, industrial, casino, hotel, and unusual properties. Our only restrictions are that we DO NOT make loans on primary residences or on properties outside of California.
  • What Does a Typical Investment Opportunity Look Like?
Union Home Loan provides investment opportunities that adhere to the following range of loan terms: 1st or 2nd trust deeds, up to 60% LTV, 9% to 13% APR, and 6 month to 3 year terms.
  • What Due Diligence Does Union Home Loan Perform for Each Investment?
Our team of qualified investment specialists review each trust deed investment opportunity for all of the following criteria: personal property inspection, recent property appraisals, preliminary title reports, borrower credit worthiness, loan to value (LTV) on investment collateral, first or second trust deed, comparable transactions in the area, investment time frame, and intended use of funds. From there, Union Home Loan packages the deal and sets the loan terms accordingly.
  • Who Makes the Final Investment Decision?
The trust deed investor is able to analyze each specific investment opportunity in regard to its real estate collateral, yield, and other terms. While Union Home Loan will always be available to provide the investor with guidance and counseling on the trust deed investments, the ultimate decision is in the hands of the trust deed investor rather than with Union Home Loan or a fund manager.
